Before buying a house from a builder you need to ask him to submit allotment letter, original sale deed, payment challen, possession letter, lease deed in original, completion certificate, registration certificate, share certificate, allotment letter, payment receipts, possession certificate, no-dues certificate, letter of transfer of shares, sanctioned map of society etc. Otherwise you may face many legal problems. Without submitting these documents you cannot buy a house especially a house in Kerala. Allotment letter deals with agreed price, payment and construction schedule, house plans, delivery date and the builder’s legal responsibility in case of late completion or problems after possession. Payment Challen is the proof of the payment deposited in the account of a seller by the buyer in the bank. It is important to remember that leased deed must be a registered document. Completion certificate verifies observance to municipal requirements and eliminates possibility of demolition of the building. No-dues certificate must be issued by the society, this shows that no amount is due to it. This ensures that no hidden charges will be imposed on you later. It is better to submit originals of all the above mentioned documents before payment.
